LISTING PREP · October 20, 2026
Listing photos are the first showing. Before a buyer ever walks through the door, they have already judged the walls, the floors and how clean the house looks online. For Treasure Valley sellers and the agents who represent them, a little focused prep goes a long way. Use this checklist to plan the work in the right order, starting from the photo date and working backward.
Start with the timeline
Pick the photo date first, then schedule backward. Paint usually goes first, floors next and the final clean last, so dust and touch ups do not undo finished work. Leave a small buffer before photos in case anything needs a second look.
Paint checklist
- Walk every room in daylight and note scuffs, nail holes, patched spots and water stains.
- Repaint bold or very dark rooms in a soft, neutral color that suits the light in the house.
- Fix ceiling stains. They stand out in photos and make buyers wonder about leaks.
- Freshen trim, doors and baseboards. Clean white trim makes a whole room look newer.
- Touch up high traffic spots: hallways, stairwells, around light switches and behind doors.
- Give the front door attention. It is often in the first exterior photo.
Floors checklist
- Replace carpet that is stained, worn in traffic paths or holding odors.
- Repair or replace damaged planks, chipped tile and lifting transitions.
- Consider one continuous hard floor through the main living areas for a cleaner look.
- Choose neutral colors that work with any buyer’s furniture.
- Make sure baseboards and transitions are reinstalled cleanly after any new flooring.
Cleaning checklist
- Clean top to bottom: ceiling fans, light fixtures, vents and the tops of cabinets first.
- Wash windows inside, along with sills and tracks. Treasure Valley dust collects fast.
- Wipe baseboards, doors and door frames.
- Deep clean the kitchen: inside and outside of appliances, cabinet fronts, counters and the sink.
- Scrub bathrooms until fixtures, glass and grout look bright.
- Sweep the garage, porch and entry. Buyers notice the walk to the front door.
- Do a final pass after all other work is done, right before photos.
Before the photographer arrives
Do one last walkthrough with the seller or agent. Turn on every light, open blinds, clear counters and check each room from the angle the photographer is likely to use. Small things like a missed scuff or a dusty fan show up clearly in high resolution photos.
Keep it to one crew when you can
Coordinating a painter, a flooring installer and a cleaning company on a tight deadline is where listing prep usually falls behind. Working with one crew that handles all three keeps the schedule in order and gives you one person to call. Either way, a written scope and a clear date make the whole process easier for the seller and the agent.
